There is no cooling off period, no subject to finance or sale of another property. It is the potential buyer’s responsibility to do their due diligence prior to auction day.
Sale by tender
A
sale by tender invites competitive tenders from potential buyers where all the
offers are considered at a specified time. This is becoming increasingly
common. This is a private way of selling as there is no price given, there can
be terms and conditions attached to the sale.

Before every viewing give your property a once over, ensuring that your home looks clean and neat. This represents that you take pride in your home.
De-clutter:
You want the prospective buyer to be able to imagine their own belongings in the property, so de-clutter to keep things tidy. Less clutter will also help make the size of each room appear larger. Just remember, you taste is your taste.
Fix it:
From leaking taps to a blown light globes, make sure the minor repairs are taken care of. A bit of paint will freshen scuffs and scrapes. There’s no need to redecorate, just some basic maintenance will bring your home up to scratch. Why let a small thing jeopardise a big deal?
Freshen up:
Get rid of smoke, cooking or pet odours. Open the windows, brew some fresh coffee bake a cake and brighten the place up with fresh flowers. If you’re burning oils make sure it is subtle. In the kitchen, hand-pick herbs and place them in a glass of water.
Light and airy:
Increase the sense of space with mirrors and lights and leave all internal doors open.

Always clean and tidy up after your pets and take them out of the property during open times, put their toys and beds away. Just remember not everyone love pets!
Comfort:
Create comfort by preparing your home to suit the temperature of the day. If it’s cold, turn on the heater also turn on outdoor heaters. If it’s hot, turn on fans and cooling systems.
